I got a call very early on Friday Morning,
A very young gentlement called Bob Somal called me and
hard sold me on some land he has recently bought in Yorkshire.
He was aggressive and pushed, pushed and pushed me to release the
    equity in my Pension.
I said 'NO' but he continued to call and cliamed if i didnt he would be out
of business. He claimed the council have submitted plans to build.
I called the council and no such thing had taken place.
After further investigation I noticed they were linked to another company
called Southdale who are a property development company clearly in
    financial trouble.
    I wasnt sure if they were fraudsters until my nephew got a job in the city;
    and you wouldnt believe who with....yes you guess it Manor Rose;
He brought me back their contracts i then forwarded it onto my lawyers.

They break fraud code in 101 in numerous ways
    1. They sell you the land as a freehold investment, Manor Rose do not
own the part of the site which may recieve planning permission.
    2. The are completely uncomplient on the phone - they train their
financial brokers to go as wide a possible.
They Double and triple sell the same plots to a number of the same investor.

I have actually recorded the conversation call me and I'll be happy to email you!

Do you have any other information about this?

I was contacted by this company some weeks ago. They proposed me to take part in a carbon credit scheme. My consultant went by the name of Jimmy Bottle.

Basically, their trick consists in persuading potential investors to order a copy of their contracts. Once you receive their contracts, they attempt to rush investors into signing them as soon as possible, usually within a week, without giving you any information regarding their terms and conditions.

Do not buy into it - it is all a scam. These carbon credits DO NOT exist. Besides, their terms and conditions – which they usually send with their contracts – do not constitute fair trading, as among other things, you’d be asked to indemnify them from any possible future fraudulent conduct.

If you decline, they will keep calling you and insist that by asking them to send you their contracts you had agreed to purchase from them a given amount of carbon credits. They will also tell you that they had already bought the carbon credits in your behalf, so as to pressure you into sending them your money. Do not believe it – these carbon credits DO NOT exist and any carbon credit certificates that they might send you are absolutely worthless.

I have too been contacted by Manor Rose offering VCS credits, I have invested in this before two years ago and saw a good return through a similar company. I have checked the credits are registered si in my opinion I would go for it.

I would be wary of carbon credit investments there seems to be an upsurge of firms at the moment that have been open for about a year some of them definitely look a bit dodgy. I think that they are selling mainly un-verified carbon credits, not registered carbon credits you can trade openly. If you do an internet search you will see loads of new companies that have recently opened doing this. To name a few -

    Hi,

Don't buy anything from Jimmy Bottle, and Will Polston, as they both were consultants at a firm called Dakota Partners International.  The company is now are under invesigation by the London Fraud Police.
I made the mistake of buying some worthless piece of land & some carbon credits.  Don't fall for their tricks.  They both work at Manor Rose, probably doing exactly the same as they did in Dakota Partners, i.e. finding people who will invest thousands in totally useless pieces of land.

High Court orders two more unscrupulous land banking companies into liquidation

    Jul 8 2011
Two companies that mis-sold green belt land for investment to the public were this week ordered into liquidation in the High Court on grounds of public interest following an investigation by Company Investigations (“CI”) of the Insolvency Service.

The investigation found that Montrose Partners Limited and The Montrose Partnership Limited had sold some 63 plots of land to members of the public at four sites generating an income of around £372,868.

The vast majority of the sales were made by The Montrose Partnership Limited following Montrose Partners Limited’s difficulties with a similarly named but unconnected business. False and misleading statements were made to potential investors claiming the land being sold would deliver significant investment returns as it was likely to receive planning permission for residential development. There was no likelihood of this happening.

Both companies were closed down on 17 December 2010 by The Insolvency Service’s enforcement action.

Commenting on the case Company Investigations Supervisor Chris Mayhew said:

“The Insolvency Service is determined to come down hard on directors who set out to rip people off by deliberately misrepresenting the investment opportunity on offer.

These schemes are designed to make those behind them rich, not investors; not one of the land banking companies we have investigated and shut down has made any profit for the investor.

I would urge people who are cold-called and invited to invest not to be pressured into a decision and to seek independent professional advice”.

Montrose Partners Limited was incorporated on 21 August 2009. The registered office of the company was at Union House, 65-69 Shepherds Bush Green, Shepherds Bush, London, W12 8TX. The recorded directors of the company are Mr Jose Emilio Gongora and Mr Dean Benjamin Straker. There is no recorded company secretary.

The Montrose Partnership Limited was incorporated on 28 October 2009. The registered office of the company was at Hendford Manor, Yeovil, Somerset, BA20 1UN. The sole recorded director of the company is Mr Jose Emilio Gongora. There is no recorded company secretary.

I have posted the link to the NYSE site if anyone would like to find out more.

    Hi,

I got a call from Manor Rose for a job interview. When I checked on internet i found this information. I am actually surprised. Because of the info I found I did not go to the interview. I am interested to know if your nephew accepted the job and if he is, please let me know if the company is actually doing fraud and if their  job offer are genuine.

    regards.

I suggest you stay away from the Fraud based company. I have done my research and found out they sell Land with Planning Permission through a collective investment scheme but are not regulated by the FSA.

I have spoken to the FSA and they are currently in the process of handling this situation,

Stay away pal unless you like the sight behind bars.

    SUSPICIOUS replies to Moon
I have been cold called by Will Polston to try to get me to invest thousands off pounds
in brown field land at Stoke on Trent Staffordshire, he pestered me for the whole week
last week , although i told him that i was not interested in buying any shares in there company
as they were total strangers to me and i knew nothing about them.
My instinct told me to be very very weary off venturing into there company and to steer away from
there shareholder offer which i have done and not released any monies for there greedy benefit.
Thanks to looking them up on the internet and reading about ther dodgy methods of extracting money from there senior citizens i have thankfully done the right thing
i really do hope that the FSA  will be able to sort them out and close them down as they are fraudsters in my eyes.

Unfortunately Will Polston is one of many culprits have just moved from one company to another, and will continue to pester people.

I’m just happy that I’m making people aware of the scam, as many don’t realise its a land banking and partly a collective investment scheme which is illegal.

I’m just waiting for the outcome of the fraud investigation team, hoping I will retrieve some of the money.

    PULL THE OTHER ONE !!!
Manor-rose are the only ones telling lies and mis-guiding people, especially senior citizens! In fact their specialist subject is harassment BIG STYLE... NO means NO. Don't they understand?

I hope everyone who has been ripped off by them gets their money back in full and any potential victims reading these comments keep well clear of the fraudsters. People like this should not be allowed to continue operating. I hope that the FSA do their job properly.

By the way, would you invest your hard earned money anyway, in a company using such poor grammar and one that can't even spell 'employee' properly?.......
