This guy, Allen Kaul is based in the Miami, FL area. He posts ads on Craigslist and other websites offering short term apartment rentals.  He also calls people who post Apartment/Room wanted ads and offers "his rentals".
Once you send him the deposit by PayPal he acts strange and becomes very difficult to get in touch with.
If you are lucky enough to get a property address from him, he will not show up there.  

*** DO NOT SEND YOU MONEY VIA PAYPAL - as they will not support you once you file a claim for a refund.  Check their policy on their own website - they only arbitrate in cases involving physical merchandise, not services or property rentals.

Again, do not do business with this guy, Allen Kaul.  He also goes by the name Ahn Kaul on his PayPal account.

This gentleman, Allen Kaul, replied to my ad.  He claimed he had a place available for rent.  I decided not to go with him after reading a dozen negative comments posted about him online.

I rented a unit from this [***] a while back. He is a slime. He does not bother cleaning the unit for you and its full of ants. Also be careful about a deposit because at the end, its very difficult to get it back from him or at least all of it. People on the board have issues with him too but he somehow finds a loophole in the system. His mailbride wife is a realtor so they know the little tricks. You also need to ask for a real receipt. He walks around with a blank receipt book that has no meaning behind it and shows no proof that anything was paid. Last I heard, he resides in Winston Towers but I know he owns run down properties at both the Sahara Motel and just off Collins in the 70s area.

I unfortunately ran into this [***] on a hard to pay for trip tio visit my daughter who is attending JWU in N. Miami. I had my 6 y/o and my sister with me. I am a single mom from Mass and thought I found a cheaper unit that would be a place to basically sleep and be out for the day. OH MY GOD!! The PLASTIC windows were actually not even in the metal frames. My little girl was HORRIFIED!!!! We left immediately! Called Allen Kaul and insisted on my $$ back and he said NO!! Called the police and got NO SATIFICATION!! They HAVE NO POWER AT ALL!! This DUMP IS FILTHY AND [***] ROACH INFESTED!! I AM STILL APPAULED!! AND I AM STILL HERE SPENDING $$ I DO NOT HAVE AS THIS F-FACE HAS MY $$!! HIS KOREAN WIFE ANH DOES NOT REFUND $$!! WTF??? I AM NOT DONE WITH THIS PIECE OF S - - T YET!!! I WISH I HAD HIS CORRECT ADDRESS SO I COULD GO FOR A LITTLE VISIT!!IF YOU KNOW WHAT I MEAN?? PLEASE BEWARE!! DO NOT DO BUSINESS WITH THIS [***]!!

I actually a few months ago ran into one of his ads in craiglist, and I called him up, I went to the place where he said he had a room to rent, the room was big, but it was dirty and very messy, it seemed like if the room hasn't been cleaned but months. also the ad wasn't offering the real deal. the ad aid it including everything but when you actually asked him it was only the room and the electricity was split and the rest that in the ad was included you had to get it yourself.

I found this online about him. After reading this, it will make you think twice before even considering this guy.

I rented a short term condo from him in Sunny Isles Beach, FL.  WORST EXPERIENCE OF MY LIFE!! Bedbugs, roaches, mice, and the condo association harassing me because ALLEN KAUL has not paid his association dues in months.  A BUM for sure.  I spoke with a few law enforcement officers there as well as some neighbors and they all tell me he is BAD NEWS.  I would not recommend! He even kept me 1 month security deposit.  Lowest of the Low!

The units are horribly filthy. there is a bedbug infestation. After the problem is discovered this poor excuse for a human doesn't pick up the phone.

Oh, according to Florida Department of Buisiness and Professional Regulation his business license is lapsed, so I'm trying to bring charges of fraud against him for running an unlicensed business.

I had searched Allen Kaul's name, but none of this came up (how can that be?), so I unfortunately rented a master bedroom in W. Palm Beach from him Feb 22-Mar 22. Same experiences--once I paid the deposit, he went MIA. It was incredible that I ever managed to get the address and get in. The room was dirty, and dirty sheets were on the bed, and there were no towels or anything--he had promised everything. He was impossible to ever get in touch with, and never returned any calls, texts, or emails. The washing machine broke and he didn't get it fixed for almost 2 weeks, and there was no communication about it at all. The Internet and TV went out--the bill had obviously not been paid, and he blamed me for not paying the extra $100 he tried to extort from me after I was already there--I had already paid $635, per the ad, but he said, after the fact, that the ad had actually been for a different room (hmmm...why did he give me this address for unit 1304 then??). He also said that one of the roommates was supposed to be paying the cable bill, and didn't, and that I was making matters worse by even mentioning it, but he told the other roommate that he would come and get it all working, as if it was just broken or something. The guy who is supposed to be managing the unit, Shane, is extremely unfriendly and uncommunicative. This guy wins the worst landlord of the century award!  Don't rent from Allen Kaul!!

I am not surprised by any of the comments on here.  I had very similar experiences with this sleazebag.  I'm a professional photographer who was in Miami last year for about a month while I was on a shoot. I needed something short-term and didn't want to enter a lease.  The ad for the apartment originally listed on Craigslist wasn't available, so he moved me into the 8260 Byron Address for $1300 (which I later found out down the road per the craigslist ad that he was renting it for about ($800).  The Byron studio was a filthy dump.  Bathroom moldy and you could see someone had slept on the sheets the night before.  Two weeks into the lease he tells me he had another tenant (never part of our verbal agreement but perhaps expected when you don't sign a lease), and kicked me out into one of his "luxury townhomes" in the GHETTO of North Miami Beach, which had two other tenants already living there! I was furious.  The room I rented was infested with ants and the kitchen entirely infested with roaches.  I have no idea how the girl who rents the master had been living there for two years.

I didn't get my deposit back.  Electricity and cable are not included despite what his ads "lead" you to believe.  HIs places are filthy and the guy is just shady.  

I also think he gets some sort of kickback from the Hard Rock nightclub Passion because he constantly harasses his tenants verbally and with text messages trying to lure them with the club with his VIP status.  HA!

Lesson learned.  All I can do is agree with your above comments and leave my $0.02.  Thanks for spreading the word about Allen Kaul.  Glad to see I wasn't the only tenant to experience a similar situation.

Just left the above review.  I found this site per my google search and guess what I found?  His arrest record and mugshot!

We all need to do something about this scumbag. He is as low as it gets!!! We are all letting him get away with [***] and has 0 respect for ANYONE. One of these days he will get the beating of his life and perhaps that will teach him a lesson to respect people and not rip them off like this...This guy needs be charged for false information and for screwing people over...We cannot let him get away with this crap its in our hands to all stand up and do something. How about all hold signs of his name and protest on the streets? SOMETHING this scum needs to go.

File a report for bug infestation and all other issues at any address you've stayed at with this scumbag. Let the State of Florida inspect the properties, find the bed bugs and have them deal with him. That's a good first step.

I rented a place at Ocean Bay Condos in Miami Beach and I called off a Craigslist ad and spoke to Allen Kaul. Mr. Kaul helped me and also came and picked me up so i did not have to spend money for a cab. He gave me the best deal in the world on a condo for one week. The place was very clean and even had Direct TV. He also has a 24 hr superintendent on duty and provides you with all necessary items IE; soap shampoo ect.I would recommend  the Ocean Bay Condos to anyone AAAAAAA+++++++++
