I almost rented a studio on 8260 Byron Av from him today. I saw on Craigslist and it was weird the way that he said for me to bring 'bug stuff" to my dog. He tax me, when I asked about pics, he said that his wife would send for me...
Thanks for this informations, I was about to rent for 8 days with 2 days deposit on his bank account.

I am so regret i didn't read this blog before I go. I rented a room from his townhouse in west palm beach.  It's the worst experience and nightmare. I have to move out from this damp after 5 days. And he claimed me stealed his wireless router which I never saw.  What's an a**hole.  He use the  number  (786)262-7174 to bother me.

I like to start a lawsuit to him. I have a lawyer. I will contact to you.

I had the same experiences with Allen Kaul over New Years 2011.  The bait and switch with Ocean Bay Apts and the cockroach infested condo on Sunny Isles.  This man is a sociopath and has no heart.  Allen Kaul gets away with it because no one has stood up to him.
    I am writing because I have taken the time and money to sue him in Small Claims Court in Miami, Florida.  I spent days of my vacation and lots of money as the Small Claims process in Florida is hard and expensive, which is why he gets away with what he does.  
    I have had to fly to Miami already for court and have my trial scheduled for June 21, 2012 at 2:30pm, which is why I am asking if any of you will be my witnesses as to Allen's character at court or at least give me an Affidavit about what happened to you.

To all prospective renters/vacationers...Please do not rent from him...I am not a picky person and get that when you go on Craigslist you are not getting the Fountainbleu.. but his place is horrific...you will spend the night killing cockroaches and wake up to cockroaches crawling on your bed,,, which, by the way, is just a dirty mattress on the floor.  You will have your vacation ruined if you ignore this blog.

The Ocean Bay Apts is very nice waterfront building with boat dock one block to beach. Sunny waterfront deck with BBQ grill. Pleasant place for short or long term stay. My  studio is nicely furnished, tile or wood floor, full kitchen, very clean and has waterview.  Assistant manager on premise. The owner Allen is very nice and helpful. My stay is very comfortable and pleasant. Will come back again.

This guy is the worst landlord in the world!!!! Please be aware! At first he seemed nice and like i was getting a good deal but it turned out a nightmare. I am in the military and rented an apartment in sunny isles from this guy. I payed him first, last and deposit, and while I was on deployment I gave him postponed checked and also got orders to deploy to the middle east. I told him I had to move out and also gave told him I needed the last month refunded since I had already payed my last month when I signed the agreement. He didn't give me crap. He also beer fixed my AC for 2 months and dd not refund me either. He also always says he'll have a professional guy that works for him come and fix whatever problem it is you have and always ends coming himself and not fixing anything. This guy is a joke. He has several law suits already against him and I plan on adding one to the list. Spread the word!! To summarize, this guy will steal from you, will not fix deficiencies, and will make your renting experience the worst you'll ever have. H

I rented a very nice oceanfront studio from Allen. The studio is nice, clean and pleasant and the price is reasonable. It is located in exclusive Sunny Isles Beach neighborhood . The beach is so beautiful. My wife and my child love it. Will book again next year. Allen is very decent and helpful man.

I live in minnesota, and drove 1800 miles only to get to miami and him telling me the condo was already rented.  That, after giving him a deposit in JULY 2011. with a email confirmation.  I will be glad to send you an affidavit if you give me the info.

My family with 2 children rented the Byron studio for 2 weeks. The studio was  spacious, big 2 queen size beds, direct TV and nice kitchen.  and walking distance to oceanfront park. Price was also  reasonable, $59/n. We had a nice vacation.  Will be back next year.

I never knew what a bed bug was until I moved into his establishment! He always says he"ll take care of it but does absolutely nothing about it! I am on my fourth bed and this time he is paying for it! I am wondering what legal action we can take! It"s time for him to pay the price!
