    I got a door hanger from these idiots. funny thing is they are offering me HOME OWNERS ASSISTANTS. that is what my little self printed flyer said. If you are going to try and scam some one at least take the time to spell your  BULL SH*T right. I'm going to by a no tresppasing sign now and will be waiting for their return.

    I have gotten many collection letters from chase they all come by certified mail and you have to sign for them. This guy ran to his truck and sped off after ringing my doorbell. what a chicken sh*t.

    I hope I can spread some light on this. First, let me tell you that I actually am one of those persons who leave those door hangers with this number on them, and sometimes ring the door bell.  It is one of the variety of field work assigments I do for an Inspection company that has contracts with major banks.  Sometimes, it is leaving a door hanger.  Sometimes it is doing an occupancy check on a property, or if the properties are vacant, I will be asked to photograph the exterior walls, the address, check all windows and doors to be closed and locked, and get a photo of the nearest street sign.  They also ask me to do interior inspections when they have changed the house locks (I have a special set of keys).  I take photos of the exterior and the interior rooms, report on utilities, and any damage I note.  I do all these things for the bank that uses that number, and other banks. Chase, Citibank, BofA, Wells Fargo.  Its contract work, paid by the assignment, no beneifts except the benefit of having a job in these somewhat troubled times.  My company also does some insurance loss inspections.  Fire damage, tenant damage.  Persons have filed an insurance claim and the co-owning bank will usually require photos of the work in progress.  If they are satisfied they release additional funds to the homeowner/contractor to continue work.  So, all I can say is that the company I work for seems to be legitmate.  I have been doing this for about 8 months. Back to the door hangers.

    About 85 percent of the people getting them are already in contact with their bank, starting or in the middle of the loan modification process.  The other 15 percent might be late making a payment, lost a payment in the mail, or sent a money order that "got lost".  Believe me, some people pay their mortgage with money orders from Walmart.  It may take three months to "find" the money with a trace, so for those months they ask me to deliver a door hanger.  I never know whats up.  Don't have any personal knowledge of any house.  I know the address and the owners name.  Until I speak with them once, I don't know if it is rented or owner occupied. Renters, we have to leave the door hanger at the address on the mortage, its really for the owner. I will try to make contact if requested in the inspection.  Once I have made contact, I generally just leave the door hanger.  They "know" who I am, why I am  there and what I will do (take 2 photos of house to prove it is occupied, 1 address, 1 of the door hanger on the door, and then I add one of the nearest street sign.

    Now, the awkward part.  As an "independent contractor" no one provides you with a business card or special ID.  So you can find yourself in some uncomfortable situations...for you and the homeowner.  Most of my work is easy, people are friendly, they know I am just trying to pay my mortgage when I thought I was about to sell my two houses and escape to Costa Rica.  At 56, I could have stretched 650-700k out at $1,500 a month, well nice plan anyway.  Now I am worth less than 200k and stuck with a mortgage I don't want.  All sorts of people do this work.  Its honest, you're working, home based, recieve and update work on the internet.  This is very long.  I would like to offer some additional information, based on what homeowners have told me.  It may be useful to others trying to do a loan mod.  I will post a second comment in a few moments.

    I have been having these hangers left on my door and I don't even have a mortgage with Chase!  I have called several times and get no where.  Yesterday, someone came by taking pictures.  When I asked him to leave, he refused.  I called the police so he finally left.   I called Chase again and threaten legal action. I will pursue this if they do not call back as promised.

    I just caught some guy taking a picture of my house and leaving the door hanger with that phone number on it. When I asked him about it, he looked at some paperwork and it had the previous owner's name on it and he told me to keep the door hanger.  [Maybe he gets paid by the number of notices he delivers?]  Anyway, he also told me to call my mortgage company and I told him I had NO mortgage company. He said someone must have made a mistake.  So, I guess I can disregard the notice!  There was the name of some inspection company on his car on one of those magnetic thingys, so I was wondering what the h-e-doubletoothpicks he was doing on my property!

    I got the plane white envelope in my door twice - yellow paper with "UGENT - Please contact us immediately" - the first time I tossed it - the second time I called it and it went to an apparent Chase automated msg that asked for my last 4 of my social so I hung up and called the Chase fraud line (located on thier website) to ask why the hell they would contact me this way - totally unprofessional..  The Chase rep bank confirmed that this is Fraud!  DO NOT CALL THIS NUMBER - DO NOT GIVE YOUR BANKING INFORMATION! Please call the chase fraud line to help stop this!  They are now launching an investigation.  Please let your neighbors know not to call this number - it is a new form of identy theft.  Spread the word... So take that!

    Don't leave any information with this number!  They ask for your social security number!  I was home  when they taped a sheet of paper to my door with the number to call.  Wish I had known they were there- would have given them a piece of my mind for trespassing.  They totally sneaked in on me which makes me nervous now.  TOTAL scam.  Any legitimate company would not contact you in this manner, no matter the situation.  BEWARE!!!

    I got two of these door hangers in Martinez, CA, supposedly from Chase.  I took the last one to Chase today and they said it is fraud.  So ignore it.

    Anyone who believes this number is real or valid is a douche & anyone claiming they got help or are working with Chase via this number is a liar or an idiot. I got one on my door today - I dint even have a chase account & have never owned a home. If chase was doing this door to door crap they'd hire people at least wearing khakis & a polo, they'd use logos & official business cards on their pamphlets & door hangers & they'd have valid info on the addresses of their account holders. This as a plain scam & if you think that a number really belongs to chase just because the voice mail mentions chase - reply to my message so I can give you a number to my voice mail. It'll say I'm from chase & I'd like your social security number & account info. I'll even have a sweet helpful conversation with you while you give me your private info & prove why America has some of the lowest education rankings on the globe. Ha ha - I say if you catch these folks at your door you hold them there & call the cops to validate their credentials - you'll find they're a felon.

    These are tough times and it is very hard to trust anyone, however lenders do hire people to do legitimate occupancy checks.  It is especially important in regions of harsher climate.  As a frustrated person with a plan (perhaps costa rica or other) they may just leave, leaving the lenders asset unattended, without the argument of cash paid updates and modifications or buying the dwelling twice or three times with interest.  The tough decision has been made to go on with life and vacate so why would they notify the [***] who caused the problem in the first place that there leaving, just normal thinking, right?  so the bankers don't trust the mortgagor's to tell the truth 100% of the time and they have your dwelling on the books, what are they to do to insure that the property is not just going to rot, incidentally dragging the the value of the neighbors estate down even further.  With this in mind they will send someone out to verify what is going on at your address, perhaps somewhat subvertly with a door hanger or even less a slow down and a photo out the vehicle window.  Bottom line, If the phone number on the door hanger is answered by other than your lender it's a scam, and you will probably never see them again, conversely your legitimate regional occupancy checker will return on a fairly regular basis and yes they should be just like you and be concerned for our county and economy.  GOD BLESS US ALL.

    The number is a Chase Mortgage number but if someone left it in a white envelope and took pictures of your home Chase has subcontracted it out to less than reputable companies to spread fear and get you to call them and wait forever. If you are a renter you should notify the owner of the number. If you are the owner you should already be dealing with someone at the bank and let them know you don't appreciate this intimidation. If it came to the wrong house ignore it.

    The person, DRIVEBYINSPECTOR, who left comments has no idea he's leaving it at the right or wrong house and he isn't for sure if the owner's name on his card is correct. He just has an address and name for his assignment. He should go to the expense of printing a business card so that people know who has been on their property. He's an idiot if he doesn't know he's making people uncomfortable, scared and /or mad. I just hope someone doesn't go off on him on one of his stops.

    If you are behind on payments or re-negotiating a loan you should be working with the Loss Mitigation Dept. They are the only ones that can help you. All the other departments are trying to get you to send in money that you don't have and they don't have the authority to re-negotiate the loan which is what you need if you are behind. Everybody needs to make money these days but I'm sure DRIVEBYINSPECTOR watches his back at every stop he makes much like an old auto repossessor would do sneaking into your driveway and jump starting the car to get it back to the dealer. The politicians, mortgage companies, Realtors and greed got us into the market mess we're in because they wanted everyone to own a home regardless of whether they could afford it or not.

    I too, have been doing this type of work for over 6 years. We are just doing our jobs, guys, don't shoot the messenger.  You should see the addresses the banks give me sometimes, they have the paper on these properties and can't even get the mortgagor's name correct, or they give me a rural route with no street name and expect me to find it. Trust me, the work we are doing is legit, and can't speak for the bank's motives. The primary reason for us going out is to verify that in fact the property is still occupied. A lot of mortgagors with a pending foreclosure are just walking away, leaving the homes vacant and subject to vandalism, damage from storms, weather (in the winter if they leave with the power off and the pipes freeze, I have seen entire homes with floors that looked like roller coasters), they are just protecting their interests in the property.  I don't think it looks very professional either, but each bank has these hokey looking things that we have to print on our own printers with our own ink and paper, two to four on a sheet, and cut out and put in these envelopes. I used to put "Personal and Confidential - to be opened only by___(owner's name) but  now they want them plain.  Go figure. Hey, I am just happy to have a job. And if you think it is an easy job, let me tell you, I do 40-70 a day, drive an average of 150 miles a day and pay for my own gas. All for an average of $4 a house. But it's a living, so I'm not complaining.  


    Oh yeah, and a couple weeks ago, I visited a homeowner who happened to be on the phone with Chase, working on a loan mod, when I arrived and the guy had no idea why I was there.  These friggin banks are so big the right hand has no clue what the left is doing.  What you may  not know, if a loan is federally insured and 45 days passed due (technically 15 days past the due date) the banks are REQUIRED to perform inspections no less than every 30 days until it is current. So maybe we can blame our federal gov., humm??

    A person who was leaving a call JPChase note on my door told my mail carrier that my house was vacant so the mail carrier put  a hold on my mail. I had to go to post office and find out why my mail was stopped.  Can't believe mail carrier took their word.

    A plain white envelope containing a yellow piece of paper with this number was taped to my door, after dark. I hope Chase does not operate this way, because this is not professional. I'm not going to call this number, but I will call the representative I speak with at my mortgage company, to make sure this is not legitimate. No legitimate company should be doing business in this manner.

    We rent a home and have for the last three years.  The last 4 months, we have received white envelopes on our door. I am not sure we are getting the real story from our landlord. I don't want these people coming on this property even though I do not own this house.  If you ask me, it's harassment.  Last month  the same guy showed up.  I saw him walking away from the house.  At that point, I opened the door and he took the picture.  I assumed I was in the picture a long with my fall decorations.  We are worried that maybe the house will be foreclosed.  If our landlord does not tell us anything, is there a way to find out if we will be able to continue living here or have to get out.  We have told the landlord about the envelopes and she always has a different story. So this man showed up yesterday at 11:30 am Sunday.  uggghhhh
