got this message by mail: lauracarterme@gmail.com
    "Hi ,

The property address is 44 Belle Vue Gardens, Brighton BN2 0AA.

I have attached the photos of the property and i will like you to tell me about yourself if interested. The rent is £700 per month including all bills.

A lil about me : Am a 36years old fashion designer, very friendly.
I live in Birmingham. Reasons why we want to rent this place out is so that there will be a permanent occupant that will take care of the flat furniture's and keep the surroundings clean in my absence. We just need life in the flat.

About the flat : The flat was once a family flat till my old parents acquired a new property in Spain and moved, so i have been left in charge of this flat and nobody occupies the flat at the moment.

Concerning viewing : I am willing to meet for viewing as soon as possible but i can only travel from Birmingham to attend to serious tenants.

Move in Requirement : First month rent and one month deposit is required for your move in

I have a tight working schedule caused by my upcoming fashion show week, which preparations are on for at the moment with my coordinators.

    Thanks and warm regards,

    Laura"

oh my goodness I am so glad I checked this out! received this email from "Laura Carter" today:

(she actually added the wrong email address of a Clapham flat 105 Clapham Manor Street, London SW4 6DR, when I was actually interested in a Bristol flat, so that was the first alarm bell)

"I have attached the photos of the property and i will like you to tell me about yourselves if interested. The rent is £200 per room for 2 weeks including all bills.
A lil about me : Am a fashion designer, very friendly and adventurous, I only Drink occasionally but don't smoke, I am quiet, easy going, fun to be with and open minded.I like to keep the flat clean and tidy and would require the same too from any tenant.I am a Christian by religion,my hobbies are Hiking, singing, watching soccer and going to the cinema's.
About the flat : The flat was once a family flat till my old parents acquired a new property in Spain and moved, so i have been left in charge of this flat. It is a 3 bedroom flat like i already told you, and nobody occupies the flat at the moment.
I live in Birmingham and only come around once in a while so as to keep the flat and surroundings clean. Reasons why we want to rent this place out is so that there will be a permanent occupant that will take care of the flat furniture's and keep the surroundings clean in my absence. We just need life in the flat.

At the moment we are looking to rent out just 2 of the rooms while the 3rd will be locked permanently, for my use whenever i come around.

Concerning viewing : I am willing to meet for viewing as soon as possible but i can only travel from Birmingham to attend to serious tenants.
Move in Requirement : Two weeks rent.
I have a tight working schedule caused by my upcoming fashion show week, which preparations are on for at the moment with my co-ordinators.
    Thanks and warm regards,
    Laura"

got my reply...exact copy of what you have all been saying:
    Hi Elizabeth,

I have gone through your details and i am willing to rent the room to you. The other room is not filled yet but it would definitely be a female tenant that would take the other room.

Like i explained to you in my previous email i reside in Birmingham and would need some sort of commitment before i can come down to meet with you for the viewing.

I am sorry but i don't accept reference, bank statements, cheques, money orders or bank drafts i have had people deceive me with that, and won't accept that from anyone, i have had my own fair share of rental experience since i put this flat out to let.

So i will need you to make the payment of £200 to me for your 2 weeks rent which will stand as holding deposit before i can come down to meet with you for the viewing, but if after the viewing you decide not to rent the room anymore then i will refund the £200 to you instantly.

First we will have to sign the tenancy agreement contract, which i will send to you via email for you to sign it as well and email me back a copy of the signed contract. The contract will state that once you sign it, you will be making the payment of £200 as holding deposit for the property and will also state that the holding deposit will be refunded to you instantly after the viewing if you choose not to rent the room.

If this is ok with you, i will need your full name and current address which i will input in the contract before signing it and emailing it to you for you to sign it as well, then you email me back a copy of the sign contract after which i will provide you with details for the payment of the holding deposit.

    Let me know.

    Kind Regards

    Laura

I have also had a similar experience with a Greg James whose email reads as follows:

    "Good afternoon Liz,

Thanks for your response. Regarding to your questions, the property comprised of three bedrooms and i am live out landlord. I would like you to know that my flat is new and all the facilities present are all new.

More so, you will be sharing the flat with two young amiable , clean and straight forward female professional in there early 20's. You'll enjoy sharing the flat with them.

The £220 was for the 1st-16th November, 2016. However, my solicitor need to confirmed your financial ability before viewing can take place and i want you to know that private landlords are guided by law under the housing act. Private Landlords don't advertise what they don't have. The room in the photo is exactly what you are coming to see and more so, the flatmates passed through the same procedure.

Nevertheless, i am willing to send my certificate of ownership which state that i am the owner of the flat. Making a deposit/rent is to verify your sincere interested in renting the room and if you decided not to proceed with the rent after the viewing, i will refund the deposit back to you without any deduction.

Hope to read from you soon.

    Regards
    G. James"

    my reply:

    "Hi Greg,
I have rented seven properties in the past ten years and have never had to pay a deposit before I view the property and meet the people I will be sharing with.
As much as I trust in what you are advertising and appreciate your professionalism, I am uncomfortable with handing over and money or information  before meeting either you or your other tenants.  It is not unusual for a house viewing to take place before any financial exchange. In fact, it is common practice to view the property first.

I must stress that of course I would be happy to pay you a deposit should I agree to rent the property,  once I have signed a contract stating the terms of the deposit, but not before then.

If you or your tenants are unable to meet with me Monday, I will withdraw my interest in renting this property. I hope you understand.
    All the best, Liz. "

he replied with the same thing as before...clearly a scammer or just an idiot!

I got suspicious when laura wouldnt answer my call, texting about sore throat (must be a man) I then went on google and found your info guys. So I kept messaging him f or another 2 days, asking about her desinger career, about her wellbeing.....trying to bore him,  he even sent me a picture of a passport page....that belonged to laura carter. or was fake. I have to admit that it felt good to tell him in the end that I knew it was a scam. I hope he will not feel so sure about getting a deal when he scamms somebody. Also I kept insisting on paying more than one month deposit but he declined. I am guessing a £1000 is the limit that he can get away with without being tracked by Western union.
