- CF replies to Joanne JonesI must say Joanne, 'Truth' makes a very compelling argument....and so does 'Question' (on page 2 of this thread). In fact there are a multitude of salient points that have been raised on these pages that you have coquettishly but deliberately decided to side-step since you have discovered this forum. This has not gone unnoticed, hence the vehemence of reactions you are currently enjoying. Admittedly it has been entertaining if not disheartening to witness your bumbling attempt of creating a smokescreen by focusing on the less significant innacuracies contained in this thread. These misinformed beliefs that your organisation is either a debt collection agency or personal injury company that you are repeatedly refuting are neither here nor there and should be treated as such by being dismissed. For what you are actually being accused of here is operating yet another business rates surveyor scam company. This, as you should know, is far worse. The sad thing Joanne, is that you have done NOTHING to refute these accusations. Being a 'professional company' you will have supposedly gained a vast array of knowledge and experience within your industry? Therefore I would be most surprised if you had not heard of the existance of previous phoney business rate surveying scam companies soliciing for business in your field of work? Of course you have, so let me give you a little bit of guidance as to how you are expected to respond and conduct yourself in relation to these negative posts Joanne. Your main goal here should be to separate yourself and your client/employer from the deluge, nay...tidal wave, of shady cookie-cutter clone scam surveying companies that have systematically and brutally annihilated every facet of your industry's reputation throughout the past 20 years. It is not an easy task, but pointing out mistakes in previous posts and correcting people on the dates of when your company may or may not have been incorporated or distancing yourself from being a personal injury company hardly gives does nothing to give you or your company any credence and it does not project the 'professionalism' that you so eagerly yearn. In short, you are not addressing the concerns of the public and in doing so your responses could be construed as being disingenuous and counter-productive. You need to step up your game Joanne, as your company is being torn to shreds on these pages and your lacklustre responses are now adding fuel to the fire.
- Happy Customer| 2 repliesReading these comments are funny, I was approached today for a no cost assessment, Which seemed fair
As I have appealed against my own rates in the past and been successful I listened to lady who rung, Now with the new changes I wanted to see if they new what to do.
Which on the basis of the conversation I had it seems they do
As a company director I would suggest who ever runs this company to get rid of these silly comments from either ex staff members or jealous persons trying to ruin the companies name
I'm happy for the rep to attend my property still as a small business I think this will be beneficial
And I simple don't have the time or energy to go through another rated appeal on my own

- Hey replies to Happy CustomerYou tried to be convincing ‘happy cistomer’ but we see through your tissue of lies. You undoubtedly work for this scam company!
- John replies to Happy CustomerThere are no ‘ex staff members’ or jealous people here, just people who are aware of what type of company yours is...a company that is designed to scam business owners by obtaining upfront fees by lodging appeals that have little chance of being won. You are trying to throw people off the scent by giving this ridiculous suggestion that jealous ex staff members or whoever are creating these accusations but it is simply not true. It’s time to admit you have been exposed for what you are.
- Richard| 1 replyI don't know if this company is a scam or not. I paid £800 + vat for them to act for me, but trying to get information out of them is nearly impossible. I say 'nearly' because I have received an introductory letter following my initial meeting, a letter informing me of a change of address and an invoice. That aside, I have not received any further correspondence. I have called them umpteen times and when I am able to speak to them, they come up with, what seem to me, delay tactics. I telephoned them 9 times between 15.01.18 and 15.03.18 only to be told that the rating appeal had gone to court and we had lost! In the absence of any correspondence relating to the court hearing, did my appeal even reach court? I don't know! If it did, then my representative from William Knight did a useless job as one of the most obvious place to receive a reduction in rates was in our car park. We pay for 5 vehicles parking spaces at £825 p.a. This only applies if the car parking spaces are marked with bay markings. Ours are not, therefore a reduction should have been applied. This is why I am doubting a court hearing took place. I have even written to them via Royal Mail and not received a reply.

- RobertMr Mark Ward from William Knight Consultants ltd came to see me after I refused him 6 times on the phone (really pressuring us about a court hearing about the business rates in our area and an appeal could me made) assuring me with his free consultation and with no fees or charges up front or through the process of identifying if could be a claim, we could get a reduction in our business rates and he could advise us free of charge.
He came in and explain what he could do always assuring all he was doing was a free consultation and a free estimate. Then he pulled this form out to get our details for a free estimate that made me sign saying it was just for the details of the case. Because I believed it was free consultation I did sign it and carried on with my work. Mark Ward said he will come back and check and measure the premises to let us know if an appeal could go forward(NEVER DID). That evening I checked the paperwork and I realise it was like a contract saying I wanted their services. I checked online for companies reviews and I found lots of people have been tricked and scammed by this company and straight away I called and I cancelled all services. They confirmed nothing will be charged and the issue is done. Two months ago I received an invoice
for the amount of £1000 and a letter saying they are the charges for cancellation of contract
Also they have sent me a letter saying they charge 5% of the Rateable Value of the property payable in 14 days or will incur late payments of 2%.
Please I need some advise as I believe I have been mislead and also the have not done what they have agreed. I though as the phone call was made from a solicitors firm it could not been a scam. This matter has upset me a lot and I feel tricked and robed by this company as it has not even called or advise only sent an invoice when it suppose to be a free consultation.
Please look at this company and complain as I believe a lot of people is in the same situation and they keep cheating and lying to people. Getting charges for not doing nothing only for tricking people into sign a document they assure you is an estimate, and free consultation.
Please lets get trading standards in the case as this company is a fraud.- Caller: 01515150633

- Fred replies to GeorgeI have been scammed by this company sending me an invoice for doing nothing and never come back. They saying contract been sign, what can I do... terms and condition and you have to pay. What can I do to stop them scamming me. I have not paid, but they are telling me binding contract I have to pay...please advise
- Customer scammedWilliam Knight Consultants lied to me, trick me in to signing a contract, have not even contact me over 5 months ago, and now I said to cancel their services as they have done nothing and they bill me for over 1.000 pounds.
That Mark Ward from William Knight Consultants is a scammer, a lair and a con. Can not believe I felt for it. They can wait for the payment.... I am reporting them to watch dog, Trading Standards and Action Fraud.
Please do the same if you have been tricked by this company and lets stop them.
Rogue traders they are. They should be all in prison and worst the receptionists. Find a proper job, nor coning people.- Caller: 01515150633

- Oliver replies to CSIt's good to know this page is deterring others from using this company. Maybe a representative from William Knight would care to defend themselves here? It's a bit embarrassing for them to have their professional reputation sullied in this manner. My suspicion is that they know they have been caught out and have no means of reassuring people this is not just another sleazy business rates scam.
- Jobs are at riskI was contacted by Mark Ward and he visited the company with the view of submitting a rate reduction appeal.. At the time Mark seemed very plausible and revisited the company with numerous reasons why our rateable value should go down. We signed up and immediately we were pestered for payment which we made in good faith.
Some 6 months later having registered them as agents on the GOV website we cannot get a response out of them as to where the case is at. In all fairness they do answer the phone but with no commitments and Mark Ward is uncontactable. Having now read the comments above it is obvious we have been scammed. However we do know where the offices are registered. Is it worth a visit, does anyone know or does the address not really exist? I will find Mark Ward that is for sure- Caller: William Knight
- Nigel Gibson replies to Joanne JonesI have phoned twice both times you said someone who phone me back about my concerns
GUESS WHAT YOU DID NOT RING ME BACK.... - WardThis is a sham organisation and the whole thing is a con - shame ,as there are legitimate companies who do this (though not as many as there are scammers it would seem) - the 'office' is a serviced office, so no point in going there. This kind of rip-off is disgusting and companies house should be all over it - it seems they have narrowly
escaped being struck off recently, so I guess it's only a matter of time before they go up in smoke. This is disgusting and yes, they all seem to come from Manchester, so not sure how this one ended up in Liverpool.- Caller: William Knight Consultants Limited

- RojacBeware William Knight Consultants are crooks do not use this company this is a scam!
I am seriously considering taking them to court to recover the £3,234.00 we have lost as a business, either that or send the "debt collectors" in to recover the debts from Mrs Sarah Devent.- Caller: William Knight

- William Knight scam replies to JulestogCould this be the same Adrian Cohen of the now closed down C & R Surveyors? I wonder if there is a link between David De-vent and Sarah Devent? Obviously a reply from Sarah Devent would be beneficial, just to clear up any misunderstanding. I know if I was running a reputable business I would address these concerns promptly in order to save my reputation.
The directors of C & R SURVEYORS LTD ST. JAMES'S COURT 30 BROWN STREET MANCHESTER ENGLAND M2 1DH TELEPHONE: 0161 211 4420 Company No. 07813378 are Mr David De-Vent and Mr Scott Boslen. Both were previously directors of DAVID SCOTT SURVEYORS LTD 23 NEW MOUNT STREET MANCHESTER ENGLAND M4 4DE Company No. 07657414 Neither C & R SURVEYORS LTD nor DAVID SCOTT SURVEYORS LTD are listed as being firms of Chartered Surveyors, see www.ricsfirms.com (which unfortunately is not well organised). I have also checked www.rics.org/uk/find-a-member Mr David De-Vent, Mr Scott Boslen and Mr Adrian Cohen are not listed as being Chartered Surveyors. If someone says they are a Chartered Surveyor they should have the letters FRICS or MRICS after their names and be listed on www.rics.org/uk/find-a-member. You can ask them for their membership number. Royal Institution of Charted Surveyors have recently introduced a Technical grade now ARICS. I do not recognise the “qualifications” M.S.A.P.P.Dlpthp.,fpc.C11. Any Chartered Surveyor offering Rating Consultancy Work should comply with the RICS Rating Appeals Guidance Note and the Rating Consultancy Code of Practice (also in its 3rd edition 2010) which has also been adopted by the Institute of Revenues, Rating and Valuation and Rating Surveyors’ Association. It may be illegal to “pass oneself” off as a Chartered Surveyor. - ExposedNever heard of this company before, but having done something research they seem to be following the same route as all those other scammers based in manchester.Their success rate according to vo records is pretty appalling. The scam is very simple. They approach you giving you reasons why your rateable value is too high. These reasons would not stand up,i.e. part of your premises is used for storage so it should be valued accordingly even though it is behind a partition wall not a structural wall.I cannot find any evidence that they have been to valuation tribunal. They take your money and then withdraw the appeal.Remember appeals against the 2017 list are done through a check challenge appeal, check the areas first and then challenge the valuation.Perhaps somebody from this company tell me what their success rate is,I know.Firms like this generally when enough people complain and legal action is taken against them, dissolve the companies and set themselves up in a different name. Please do not hand over substantial amounts of money upfront to these sort of firms.
- FraudTime to call ActionFraud on these fraudsters!!
- Exposed| 3 repliesTo those who believe their contracts are binding,I promise you they are not.Like other dodgy business rates firms they have made one massive error in the wording of their contracts.
