    Sheffield61 I think you should have a good read at the small print. The guaranteed buy back scheme is at the company's discretion, i.e. if they want to. And you don't own the pods anyway. What you have actually bought is a long lease on those units, so you have a tenancy, not a property. In effect you buy a long lease on these units from Store First. They then sub let them from you, and then they let them out in the first two years and give you a 'guaranteed' income of 8%. You cannot tell whether that income has actually come from your units or not, as they won't provide details of occupancy for the units you think you own. The scheme is marketed on the basis that in years 3 and 4 the rate is 10% and in 5 and 6 is 12%. But in all the cases I've come across they have terminated their sublease at the end of year 2 and then offer you the choice of letting them out yourself, or they'll do it for you, but for a fee. So in effect you then take the risk of whether there are tenants for your units or not, but again I've yet to see any evidence of how they account for what happens with the units you have bought the lease for. I'd be guessing but from your comment I'd surmise that your lease has been broken too and hence why the returns have not been great. Especially if you were expecting them to renew and pay you 10% for years 3 and 4.

    I've a friend who has had their solicitor look at this and he was very impressed with just how crafty the whole set up was.

    Don't be surprised if they are not remotely interesting in taking back these units at the end of the 5 year period.

    they are offering storefirst as an investment but the website states:

    SIPP Applications processed and advised by FCA regulated IFA - what IFA would recommend an unregulated investment to a client?

    Ownership Rights registered with the Land Registry - if one of the postings above is correct and the pods are on a long term lease, how could there be ownership rights with LR?

    To answer your question, an IFA that needs exposing as soon as. If this IPIS site was above board it would name the adviser firm involved, assuming it really is regulated and then one has to check the permissions to find out what the firm is regulated to do.

    FCA regulated IFAs are sick to the back teeth of having to pick up the tab for the sale of unregulated investments to investors. The tab in question is the funding of the Financial Services Compensation Scheme and this comes from an increasing levy on IFAs which, in turn, results on higher costs for the public that use regulated advisers.

    Pods are sold with a 250 year lease that's why they would be at LR, same as any leasehold building . There is another sub lease ( 6 years ) with storefirst which deals with the non investment returns.
    The ground rent business will be a earner for next 250 years no wonder bidding went up to 50 mill ..

    surprised no value has been found on the pods, 250 year lease and ground rent of £12.50/ft plus 15% management charge. No commercial agent would take it on.
    A 2 year break clause , letters in the post Imperial/insolvency .
    Only organisation who would buy this would be SF, but with the rapid expansion of the group cash flow wouldn't allow

    a thought been mentioned on other posts on this WCM site, why not start a petition you get so many signatures and it would have to be debated in parliament . I know one about pensions was started by a member but one of unregulated investments in general would be good. I'm sure you could get media on board were all tired of these Scammers
