    Can you give more information on The Rates Bureau as the postcode you have given would indicate that CVS have a historic appeal against the premises at 1-5 High Street NG5 7DA? If this is your premises I would find out why CVS have not dealt with this for you if they are actually contesting the RV on the premises bearing in mind this change took place 11 months ago? Have you paid any money to CVS? As the premises now has no live appeal against it you will no doubt be inundated with calls from all sorts claiming they can reduce your RV in return for a payment - just put down the phone and contact the valuation office directly as this is FREE............................................

    Can somebody help me in regards to this situation,
    I cannot get hold of the Clements Agency representative that rung me initially and they are not responding to my emails/letters/calls.
    They got 120 off me initially, but then used the card details i gave to them over the phone again at a later stage to take the 500+vat BUT without my authorisation. The bank has disputed this transaction and will investigate further. Is it legal to re-use somebodies card details that have been provided over the phone initially?

    How can i use small claims court?

    So lets clear this up once and for all: NO WIN NO FEE: except in cases where the measurements are obviously wrong most cases have a range of potential sucess. There are some with a small chance up to some that have a very good chance. In order to have sucess we must all agreed there needs to be a degree of work carried out and that level of work increases if it is a difficult case and if it has to go beyond being discussed in a programme and actually go on to a hearing. If the eventual outcome is not sucessful who pays for the work carried out and will that company continue looking for other grounds and ways of achieving sucess taking the chance these cases may require more work with the possibility of no sucess. THEREFORE IT BECOMES FAIRLY OBVIOUS: either the work isn't done and fingers cross there is a reduction to charge for or everyone who gets a reduction pays ridiculously high fees to cover the cost of the work.  This is why there is normally a policy for no win no fee only to take on the bigger RV's and to charge fifty percent of the entire reduction.

    FEE PAYING: normally the fees cover all the work over a period of the assessment and represent the cost of employing a proper chartered surveyor to deal with the case(s). Upon sucess there is normally a small commission as a one off and this is true of any subsequent savings. The issue here is that while it is much cheaper upon sucess people feel aggrieved if the outcome does not show a reduction. When you buy a product you can see what you get but a service is different and it's harder to recognise that everything comes at a cost. There is also the issue that there is no chartered surveyor doing any work.....

    Another issue is that people with no win no fee who don't see sucess feel thats ok because it hasn't cost them anything but what they can't say for sure is was the work actually done. Do peole really work for nothing remember and is there a reduction in there that perhaps needed a bit of real work or the refund would be small and while benificial to them of no value to the company.

    And then you get the idiots on these sites who keep saying do it yourself..... Well unless its cos your measurements are obviously wrong it aint that easy and you could actually be under assessed and therefore your rates will go up. It does cost nothing to submit the appeal but then you have to gather and present evidence and even go to a hearing having prepared a statement of case.  More idiots who didn't understand vent their frustrations and anger and then there are the stalwarts who trawl every site like this sitting and waiting to make comments which are mainly adverse and in some cases just personal abuse. You have the likes of one guy who sees himself as some sort of business rates super hero and he is linked to all the ratings sites constantly slagging everyone off under many user names when in reality he then goes after any people complaining offering to deal with it therefore using the sites as data. He asks for their post codes....look for him! He also claims that you don't need to be a chartered surveyor but then he would as he is not one. There are people who come on here for fun and some who think it is a truly valuable site. IT REALLY CAN'T be if anyone can say anything and it is immediately uploaded never to be removed. Try it! Just look at the unrelated nonsense on all of these sites.

    As with hospital treatment you can only speak as you find ... People who get reductions are happy and those who don't are not...the views of people repeating themselves constantly on these sites are suspect as why do they continually trawl these sites, almost daily looking for reasons to make a comment...bit OCD! They are actually hooked on looking waiting for anew entry to make comment on.

    I have posted this advice on every ratings site and would encourage people to read through and see for themselves the rubbish and the obvious personal abuse blogged by people with axes to grind.

    We seem to be in a pickle with them claiming that they made attempt to ascertain a valuation, that came back in lesser than 10 days with no result and now asking for a balance of £600.

    You are all wrong, we were not a con company, I wont say who I worked for as you sound like you can track me but we did not con anyone. Sometimes the surveying department couldn't win the case but the customer was always told they may not win the case, but that our company charge a fee.

    I don't like all this bad press for my old company as its stopping me getting a new job when the bosses google the old company. How many people here are complaining? How many others are not?!!!!

    How Hammer Properties Operated

    One of their ‘surveyors’ will cold call you, telling you that they have successfully managed to reduce several businesses (the same as yours) rates in your area.  He will guarantee a reduction in your rates and a refund.  He will tell you that there is no fee to pay until your claim is successful.   Obviously implying that you will pay nothing until you achieve the reduction and refund.    It sounds good, you will believe him.  He will take a deposit of £100 over the phone and still advise you that nothing more will be payable until your claim is successful.

    They submit something to the Valuation Office, which doesn’t actually mean anything.  When they then receive an acknowledgement from the VO they then take another £500 out of your account without bothering to contact you in any way.  Check out their own website and their own complaints policy, it’s quite amusing actually.   Their idea of your claim being successful is when the VO post out an acknowledgement, it means absolutely nothing at all. Nothing.  Yet on the back of this, they steal £500 from your bank account or credit card.

    They are an unscrupulous and disgusting company.   I am dealing with it, and I am not going to let it lie until I get my money back.  I am suing them and I will let you know how I get on.

    I hope you have not already been sucked in by these cowboys, if you have I will help you all I can.  If they have contacted you please please do not fall for their lies.  I really do not know how these people manage to sleep at night.

    So everyone reading any of these sites needs to be very careful of a company called THE UTILITY BILL HELPLINE. They probably do a good job for consumers switching their energy suppliers and telephones etc but they are not to be used for rates or rents and ESPECIALLY for getting money back if you think you have been scammed. THEY ARE ACTUALLY CARRYING OUT A BIGGER SCAM: so they see from the VOA website that your case was not agreed  OR FOR NO WIN NO FEE  call the contract into question and then call you saying the company acting for you (any of them) is fraudulent and they will help you get your money back: they charge a monthly payment of £30 and then advise how to make a charge back from the card provider. The problem is how do they know it was fraudulent…the terms of the contract; the work carried out! Do they advise you to write to the company first or ask to look at the contract? More importantly to make a claim for a charge back is something you can do for nothing and no third party should be involved. Therefore you sign to what they state perjuring yourself and if this is discovered you will be in big trouble with the bank. Then there is also the possibility that you wont get the money back from the card provider or you may get it initially and then have it taken back if the company challenges your claim or the bank discovers there is a third party making the claim on your behalf. SO THIS BIT OF WHAT THEY SAY THEY WILL DO IS A SCAM UPON A SCAM…… meanwhile you are paying them £30 a month for nothing….this company’s director was actually the director of a rates company up north and hence knows the game…..VERY WORRYING.  Trading Standards in Havering and Paypal have been advised but while they are sorting this be careful.

    Only that they are run by an ex rates company and they just go round slagging off other rates companies saying they can get money back when they were and probably are the biggest scammers......they charge monthly for absoultely nothing....
