    I cant help but think there are too many sceptics out there. There is a company named 'British Land' who opperate a similar business model (on a much bigger scale I believe) but it does beg the question 'Why is selling land a scam' it seems very odd that people are still in this belief. 'BL' are currently floating on the ftse at a share price of 440. Seems very silly to suggest that selling land to build homes on is a scam. We are currently running out of land to build on if u didnt already realise that. I hope this helps put an end to the rediculous statements of selling land is a scam. No doubt there are cowboys in every warp of life including business, but surely it would be down to the individual investor to determine whether the land has potential. People should not be sheep, they should make a calculated decision. Wise investments are hard to come by right now. We all have to be careful, granted. All the best guys!

    It's a scam because you can not build on this land for AT LEAST 50 YEARS. Come on guys. as for the comment above, another employee, albeit a marginally more literate one, trying to justify it. Ridiculous.
    "it would be down to the individual investor to determine whether the land has potential. People should not be sheep"...why would anyone ever say that who didn't have an alterior motive? British Land are not in the same universe as these con men. They don't make 500% profit on worthless land. Throw these glossy brochures in the bin.

    Well folks - I've taken the plunge.

    I was just too tempted by the returns they promised me, so I decided to invest, and at
    a significantly larger amount than I would normally consider, but there you go. I'm all in now
    and thats that!

    I know many of you may think I'm being a bit gullible, but I've got a really good feeling
    about this, I mean how can land not go up in value? The salesman there has been very
    re-asurring to the point of pretty much guaranteeing success.


    I would seriously consider following my lead and getting involved so you don't miss out as I
    could have done.

    Actually, I take that back - after re-reading some earlier posts and done some further investigashion, I realise that I have been wrong, and as a novice investor don't actually know anything about this market, just don't want to see other people make money where I'm too scared to, to be honest.

    But after having a serious look at the market again, I must say it does appeal and I might just have ago.

    Century Land Group sell pre development land - they spell this out very clearly in their literature and in their sales calls - if you buy something from them you are made fully aware that this is not a short term investment and you are unlikely to see a return over night.  Do you honestly think that if someone could guarantee planning permission they would be selling it to you over the phone, it is an investment.  If you want a guaranteed return then put your 10k in a bank and get 0.5% return.  
    Do you also think that by calling your local council you will find out the chances of land being re classified?  Thats a bit like calling your broker and asking for a bit of insider information on some shares - come on, use your head.

    They sell land - is your local Estate Agent regulated by the FSA?  I dont think so.  Like I said, if you want guarantees stick your money in your bank account.  This is an investment, nothing more, nothing less.  I have seen all the literature and chose not to invest, saying that I can see why some people do - just because you do not like a cold call does not mean you should rubbish a product you know nothing about - read the literature first and do your own research.  Morons.

    it's not being rubbished due to ignorance it is because land is a notorious scam and this company has people that have worked at banned companies. It is a boileroom where the 'salesmen' read from scripts and prey on the elderly.

    Will be liquidated within the year leaving clients with nothing.

    I received a call from Century Land Group - a guy by the name of Nick Sharp. He offered me land in Liverpool and after 5mins of research found out that the company they say will purchase the site as a whole from me and other investors does not exist - Betta Buy ( http://www.bettabuild.co.uk/) is not even registered on companies house. I consider my self lucky to not have gotten involved as I imagine thats how they afford an office in Tower 42 in Liverpool street.

    DON'T TAKE MY WORD FOR IT - DO YOUR RESEARCH - THEY DO NOT OWN THE LAND THEY SELL TO YOU - THEY WORK WITH A COMPANY CALLED M.R.T. WHICH IS OWNED BY MARK ROBERT TULL - ANOTHER SCAM ARTIST!!!!!

    BE CAREFUL WHERE YOU INVEST - ALL THE POSTIVE REPORTS ON HERE ARE FROM THEIR STAFF...

    I would read the following BEFORE even speaking to CENTURY LAND GROUP LIMITED

    Land banking fraud is where investors are led to believe they are investing in land that will significantly increase in value through:

    - plots being in areas with high house prices
    - government intention of a general increase in housing
    - close to land that has been allocated for development

    In reality investors are sold land which:

    - has no/very little development potential
    - is very unlikely to be granted planning permission in the foreseeable future
    - does not exist
    - does not belong to the seller
    Like many investment frauds – such as boiler room fraud - the sale often takes place through high-pressured telephone calls, although it can also be through mail shot, brochure distribution or websites. Hundreds of people have already reported this fraud, but the total number of victims is likely to run into thousands.

    The National Fraud Intelligence Bureau is currently undergoing an assessment of all intelligence held in relation to land banking frauds. Initial research suggests there are commonalities between business representatives, company contact details and modus operandi. It is also assisting detectives with a number of ongoing land banking fraud investigations. Recent NFIB intelligence led to a City of London Police investigation into Browne & Mackenzie. Detectives have now made four arrests and identfied 90 victims with losses running to £3 million.

    The NFIB advises members of the public not to respond to investment opportunities through cold-callers. It also advises people to question how they are being offered such high returns – if it seems to good to be true then it often is. Anyone thinking of going ahead and investing should first:

    contact the council to check the person or company who they are told owns the land, actually owns the land
    - check if the land has a planning permission or is likely to ever get one in the future
    - carry out an Internet search on the company’s name, directors and contact details
    Anyone who thinks they have fallen victim to a land banking fraud should report it to Action Fraud

On the very same day, two more directors resigned, namely Richard Goodare and Sheila Goodare, and Sheila Goodare also resigned as company secretary. Following this exodus, the website www.wizardlandandproperties.co.uk  was extinguished last week.
