- Drafts replies to BRIAN DOWNS| 2 repliesSo, the same people that set up the Capita Oak scheme set up Westminster scheme if they were using the same draft then.
Finally.......we got there! - BRIAN DOWNS replies to Ann fowler| 25 repliesI have passed all your emails to the director. Should you require an in-depth explanation then please telephone me.
- BRIAN DOWNS replies to Drafts| 1 replyI believe that you are right but it was not the people that Miss Brooks is holding responsible.
- John j replies to BRIAN DOWNS| 23 repliesWhy are you passing on the emails when you say to contact you for answers? I have sent you an email as you requested and no I don't want to be fobbed off by passing it on as they don't reply either! Just give us what we ask for and that is the truth on if we are to get our investments back?
- John j replies to BRIAN DOWNSLooks like you are just a middle man to draw all this out for as long as possible so that they can go bust! That is why we don't get straight answers to our questions.
- BRIAN DOWNS replies to John j| 22 repliesI am not fobbing you off by any means. I am instructed by the Director to forward emails to him and that is what I do. Please do not blame me for what has gone wrong, I did not come onto the scene until 13 months after the investment was made. With regard to your investment, I have been asking for a valuation since November without success. I have no ultimate power in this but I promise you that every day I do everything that I can for you and will continue to do so.
- Moving forward replies to BRIAN DOWNS| 3 repliesCan we move this forward? Is there any way Mr Downs and Miss Brooks could at least exchange notes? Might provide clarity for the rest of us.
- ann fowler replies to BRIAN DOWNSwhat is directors email address. Is he going to reply to them or is he sitting on them.I don't have your phone number.
- AngieBrooks replies to Moving forwardI emailed him today and ask him to work with me rather than against me. Offered him an olive grove. Will throw in a crate of olive oil if necessary.
- joe-w replies to BRIAN DOWNS| 17 repliesHi brian
What I can't understand is if capita/ITSL own the pods what is the problem with getting a valuation surely mr Chant as the authority to authorise a valuation, with capita being a major investor in store first there should be no problem surely
Can you explain the reasons why a valuation cannot take place? I have contacted 3 commercial valuers and all 3 stated the exact time scale- full valuation within 3 weeks-just seems strange that it's not being done - To be clear replies to BRIAN DOWNS| 2 repliesWould you be able to confirm the following?
Who gave you sight of the Westminster HMRC registration document?
Who mentioned that the draft copy used from Capita Oak for the Westminster scheme had an error?
How do you know that Thames is the administrator? - BRIAN DOWNS replies to Moving forward| 1 replyI am afraid not at this stage, the lady works all the time on theory she does not and will not accept any answers that she has been given. For example she claimed that 1.2 million was missing, that increased by a further million that she described as extras, now she is back on the trail of 1.2 million. In the accounts that I prepared she pulled them apart and said they were wrong in comparison to hers where previously she admitted that she did not have all the statements. Believe me you cannot prepare reliable financial information when bank statements are missing. Point 2 she claimed that the statements that I used were not the correct statements, she had the correct statements and they were in the name of Chris Payne, with the help of Paul T we have proven to her that she is wrong but no admittance on her part. Point 3 the Westminster scheme, she keeps stating that Westminster is connected to Imperial and we have proven to her that it is not but still she keeps going. Point 4 she continually and full of venom insults Mr Fowler, Mr Perkins and myself. Point 5 she has sbled Chris Payne so much that he eventually received death threats that forced him to resign. I can assure you this statement is totally true and that is why I cannot and will not work with her. She is a very good professional trouble maker.
- joe-w replies to BRIAN DOWNSCan you answer my points please Brian
- BRIAN DOWNS replies to joe-w| 16 repliesJoe, we cannot get a valuation until we get the registration documents and completion statements from Metis Law and I have been asking for these since last October. If we brought a valuer in without this information he would not know where to go to effect his valuation. Sorry Joe but once again that is the position.
- BRIAN DOWNS replies to To be clear| 1 replyThis was obtained from HMRC. I noticed that Imperial was on the agreement. I know that Thames is the administrator because it says so on the HMRC document.
- AngieBrooks replies to BRIAN DOWNSAnd the trust deed says what?
- joe-w replies to BRIAN DOWNS| 15 repliesWhy are Metis holding back on them? Surely once the money went through Metis to store first their responsible for ensuring capita recieved then?
Another point why can't you go to land registry and get copies from them ?
It all looks fishy again Brian there's a lot of stall tactics going on, in my opinion,
I think Mr chant needs to visit Leeds and pay Metis a visit this delay is only contributing to ITSL negligence, can you ask him why he asnt visited them after waiting 3 months to get a valuation ? - joe-w| 12 repliesYes, you can re-sell your Storepod at any time and selling your Storepod couldn't be simpler. Store First Ltd can market your Storepod upon your request. We believe that because Storepods are so competitively priced when new, they will make a very attractive sale proposition in the future. We also expect that many tenants will wish to purchase the Storepod they are using. For example, other self storage PLCs usually achieve rent of between £20.00 - £25.00 per square foot. Our Storepods are costed at a rent of only £17.00 per square foot; once higher rents are achieved the capital value of the Storepod will increase.
Taken from store firsts own web site what's the problem then Brian ? And if you look on website we are due 10% in year 3 - Well Done replies to joe-wLet's get this back on track.
- joe-wA 200sqm pod costs £30,000 rental income £3400 year 1&2 total costs 15% charge, ground rent and service charge £1000. Net income £2400
Capita bought 333 approx that's an approx income of 1.8 million which is what's missing however we are now into year 3 which is another 2%
