All pension schemes have to have an independent audit and there should have been annual statements/reports sent out to all the members - including valuation of the assets.  Segregated accounts should have been done right from the start and to do them retrospectively there has to be a valuation of the assets.  When Metis Law executed the purchase contracts, they did not obtain valuations for any of the pods (few solicitors would ever do conveyancing without proper valuations) but they claimed they were instructed NOT to obtain valuations.

The Metis Law kind.  They were chosen because they were inexperienced and not likely to ask too many questions (such as "seriously? you want to invest 100% of a pension scheme's assets in store pods?  are you sure that is wise and compliant with pension legislation?").  Anyway, valuations would have been tricky because the purchase price was already loaded with the 30% commission paid to the introducers and the 16% "guaranteed rental income" so the valuations would have been 46% short of the purchase price to start with.  Metis Law told me they did not ever consider it their professional responsibility to ensure that the store pod purchases were either compliant with pension law or wise/prudent assets for a pension scheme.  They said they had lots of clients that instructed them to purchase properties and it was nothing to do with them if the purchases were unwise or downright reckless and the client ended up going bankrupt as a result.  They didn't check out the "trust deed" and failed to spot that Imperial wasn't the trustee and actually never had any legal right to instruct ML to purchase the assets.  Think most solicitors in the UK would agree there was a serious lack of due diligence on the part of ML.

In order to do the Sept 2013 accounts, won't a valuation as at that date be needed as well as Sept 2014?
I would guess that occupancy information and rent for 2013 will need to be provided for an accurate assessment too?

To prepare segregated accounts a valuation will be needed .the accounts that have already been issued did not have to be circulated but they were to show good faith but Angela brooks has done everything to discredit the accuracy of the contents . I would like to think that when all this started that she was acting in the best interests of the members but now all she appears to be doing is totally dispute everything  they do and say . I am informed that they are nearly at the end and even she will perhaps be surprised but because of her past history  I will not hold my breath  bt let's see.

Metis Law have catastrophically FAILED the Capita Oak members and for that reason mamy people, organisations and businesses are bieg informed nationally so to avoid any further repititon.

Downs should have known this back in October and this should have been the first thing he organised i.e. valuations of the pods.  No accounts have yet been issued - four months after he was appointed.  A summary of the Imperial transactions is only half the story and Downs deliberately ignored the Metis Law transactions - including the Thurlstone 100k.  The accounts most certainly did have to be circulated and also produced by an independent firm of accountants - which Downs & Co are not (i.e. they are instructed by the same people behind the fraud in the first place).  Downs also refused to allow an independent audit.  The financial information issued to date is incomplete and no bank statements produced to validate them.  If a proper, independent, audited set of accounts is produced and also valuations I will be the first to celebrate.  However, if they haven't been produced since October I can't see what has changed that will suddenly make them appear.  The very fact that Downs and his clients refused to allow an independent firm of accountants and auditors to do proper accounts from the start automatically discredits Downs and Imperial.

You can always tell when its Downs, because he never learned to put full stops in the right place.  Not the greatest handicap to have if you do anything like maths or accounting.

Not to mention the IP address logs for his various comments that all match up. Nothing on the internet is ever truly anonymous. This is all going to end spectacularly, watch this space.
